Five apartments
in a villa above the Dyje
A 1928 house on the Znojmo embankment. A west-facing roof terrace with a fine view of the river and the towers, and eight minutes on foot to the square.

Each one different, each named after a grape
The villa holds five flats and no two are alike. They differ in floor, outlook and size. Choose by the feel of the place and by how many of you are coming.

dum-detail.jpgAlmost a hundred years above the same river
A Znojmo winemaker built it over his own cellar. It was put to all sorts of uses after that, until we bought it in 2019 and spent five years putting it back into a state that suits it.
- 1928
The villa is finished. The winemaker built it directly above his cellar, cut into the rock over the river.
- 1951
Confiscated and divided into flats. The banister, the parquet and the stucco somehow survived it.
- 2019
We bought it. It took a year just to find craftsmen who'll repair old windows rather than rip them out.
- 2024
Done. Five apartments, a new roof, and a terrace on its western wing.
terasa.jpgA terrace that faces west
Shared by all the apartments, on the western wing of the roof. The stairs up to it run from the attic, so Tramín is closest and Veltlín on the ground floor is furthest away. The sun stays on it all afternoon, the Dyje glints below, and beyond it you can pick out the rotunda and the church of St Nicholas.
Glasses, a corkscrew and a cooler are in the cupboard by the stairs. A bottle from our winemaker is waiting for you when you arrive; for the next one, try the cellar one street down.
Everything within walking distance
You can leave the car in the courtyard and not touch it all week. The numbers are minutes on foot, not by car.

The villa stands on the embankment above the Dyje, one block below the town walls. The courtyard is entered from the side lane, not from the embankment.

The vineyards begin where the street ends
vinice.jpgThe cellar one street down
A family winery we work with. We're glad to book you a tasting, just write to us a day ahead. The Veltlín and the Ryzlink waiting in your flat come from there too.
Podyjí National Park
The smallest national park in the country starts at the edge of town. The Vrbovec trail, Sealsfield's Stone and the walk to Hardegg are all doable without a car.
The Znojmo wine festival
On the second weekend of September the town closes and fills up. Beautiful, but loud, and rooms are gone by spring. Plan around it.

What our guests say
“We tried the terrace on the first evening and then barely came back down. The wine we carried up from the cellar you can see from there.”
“Eight minutes to the square is accurate. We didn't start the car for four days.”
“Tramín is a proper attic, beams and all. Three couples and nobody was in anybody's way.”
“The parquet creaks and the windows are old. It suited us, though I know people it wouldn't.”

What guests ask us
Is parking free?
Yes. There are five spaces in the courtyard, one per apartment. If you are coming to Tramín or Rulanda in two cars, write to us in advance and we can usually arrange the second space. Vans and campervans won't fit through the gate, so leave those at the park-and-ride five minutes away.
Is the terrace really shared?
It is. You can't book it, and it's never once happened that everyone turned up at the same time. After ten in the evening we ask for quiet up there, as the house has neighbours.
Is there a lift?
No. The villa dates from 1928 and the staircase is the original one. There is a ground floor, two upper floors and the attic, so Tramín is three flights up. Veltlín is on the ground floor and has no stairs inside at all.
Is breakfast included?
It isn't. You can order brunch from the café two doors down, sweet or savoury, for CZK 390 per person. Tell us the day before and you'll find it outside your door in the morning.
Can we bring a dog?
We're afraid not, and not by arrangement either. The villa is old, the parquet and the rugs are original, and the terrace is shared by all the guests. We know that's unwelcome news, which is why we'd rather say it up front.
How noisy is the town?
We're on the embankment, not on the square, so it's quiet here. The exception is the September wine festival, when the music carries across the water to us.
Can we stay just one night?
Yes, outside the season and outside weekends. From May to September and at weekends the minimum is two nights, and three during the wine festival.
Is the villa step-free?
It isn't. Veltlín on the ground floor has a level-access shower and room for a wheelchair, but three steps lead up to the entrance and the villa has no lift.
